The quick answer

Tell your mortgage lender and ask for its name-change procedure. Updating the name of the same borrower is different from adding or removing a borrower. Check the property register separately, and involve your conveyancer early if a purchase, sale or remortgage is already underway.

Be clear about the change you are requesting

RequestWhat to tell the lender
Same person, new nameAsk for a personal-details amendment on the existing mortgage account.
Add a partner to the mortgageAsk about a change of borrower and the lender’s assessment.
Remove an ex-partnerAsk about releasing a borrower; do not assume a divorce document does this.
New name during a purchaseTell the lender, broker and conveyancer so documents can be coordinated.

Nationwide has a separate change-of-borrower process that requires solicitor involvement. That should not be confused with its routine customer name-change service. Nationwide: changing a mortgage borrower

Prepare the lender’s evidence pack

  • Mortgage account number and property address.
  • The full name currently recorded and the full new name.
  • Evidence linking the two names, in the format the lender accepts.
  • Any earlier documents needed to explain more than one change.
  • Details of an active application, broker or conveyancer, if relevant.

Check the requirements before posting originals. Nationwide’s published customer procedure, for example, offers branch and postal routes but asks for certified evidence by post and says not to send original documents. Check your own lender’s instructions before sending documents. Nationwide: change your name, title or gender

Coordinate the change step by step

Contact the mortgage servicing team, rather than assuming a current-account update covers the loan.

Ask which accounts will be changed by the request, especially if you have several products or brands in the same group.

Submit the required evidence through the approved channel.

Keep paying the mortgage as usual while the details are being amended.

Check the next statement and account correspondence.

Separately confirm what needs to happen to the property register and insurance.

If you pay from an account whose name is also changing, ask whether the lender needs a payment-mandate update. Do not cancel a working direct debit merely because a name amendment is being processed.

If you are buying, selling or remortgaging now

Tell everyone handling the transaction before signing documents. The lender’s offer, identity checks and property documents need a clear connection between the names. Ask the conveyancer which name to use on each document rather than improvising a mixture.

If the change happened years ago, provide the full documentary chain now. A simple timeline can help: name on the register, date and document for the first change, any further changes, and current identification. The timeline supports the evidence; it does not replace it.

Get your evidence ready

After separation or divorce

Returning to a previous surname does not remove a person from the mortgage or determine who owns the home. If your intended outcome includes financial separation or changing ownership, describe that explicitly and seek the lender’s and conveyancer’s instructions.

You can ask for your correspondence to use the correct name while the wider arrangements are being considered. Avoid presenting a routine details amendment as if it settles the joint mortgage or property position.

Questions worth asking before submission

  • Is the mortgage covered by the same process as my other accounts?
  • Will you accept an original, certified copy or secure upload?
  • Is there any charge for this particular request?
  • How will you confirm completion?
  • Does an active mortgage application need revised documents?

There is no single processing time or evidence list for all UK lenders. Getting the actual requirements first is more useful than relying on an industry-wide promise.

Frequently asked questions

Start by requesting an amendment for the same borrower. A name update alone should not be confused with changing the loan or its borrowers.

No. Discuss a borrower change and any ownership change with the lender and conveyancer.

Ask your lender. Requirements vary and an ordinary photocopy may not meet its evidence rules.

Contact the lender when your details change. Do not assume a new deal is required before it can correct the name.
